Merleburgh Place is set on a spacious plot once occupied by a single Edwardian home with a generous garden in Send, Surrey. This exclusive new development by Hawksmoor Homes, thoughtfully reimagines the charm and craftsmanship of the past. While the original house was unsuitable for conversion, its distinctive Arts and Crafts style served as the inspiration for seven stunning new homes. Construction began in September 2023 and was completed in just 15 months.

One standout feature of the development is the use of Bereco’s Sliding Sash Spiral Balance Timber Windows in plots 1 to 3. These windows perfectly capture the visual characteristics of traditional sash design while offering the smooth operation, energy efficiency and durability of modern technology. Their spiral balance mechanism provides high performance, excellent energy efficiency and low maintenance, making them ideal for heritage-inspired new builds.
In contrast, plots 4 to 7, are fitted with Traditional Lipped Casement Windows. Featuring either side-hung or top-hung openings, the windows include period-appropriate detailing, such as glazing bars and leaded lights. These casements complement the period-inspired aesthetic while ensuring a cohesive look throughout the development.
To further enhance curb appeal, each home features a bespoke Bereco Stanton Entrance Door, distinguished by its elegant four-panel design. Door frames were finished in either Traffic White (RAL 9016) or Farrow & Ball No. 5 Hardwick White, while door leaves painted in a selection of bold Farrow & Ball, heritage-inspired hues, including: No. 256 Pitch Black, No. 85 Oval Room Blue, No. 30 Hague Blue, No. 289 Inchyra Blue and No. 95 Black Blue.
Throughout the development, Polished Chrome ironmongery was selected for its timeless appeal and cohesive aesthetic. From Fitch Fasteners, Hook Lifts, and Vent Locks on the sliding sash windows, to Connoisseur Handles on casements and Balmoral Lever Handles on the doors, each detail was thoughtfully considered to complement the overall finish.
Our Project Manager, Claire Torincsi, worked closely with Chris Atterbury, Managing Director at Hawksmoor Homes, to ensure that every element – from glazing bar alignment to consistent sightlines across elevations – was executed with care and consistency, preserving the integrity across the entire site.
