    Sliding Sash Window FAQ's

How do sliding sash windows operate?

Sashes slide vertically within the frame. At Bereco we offer cords and weights sliding sash windows, which is a traditional weight and pulley system. We also offer spiral balances which are a tensioned spring mechanism where a coiled spring is discretely concealed inside an encased coloured tube to match the windows finish.

Do you offer traditional sliding sash windows?

We offer sash windows in traditional cords and weights or a modern spiral balance method of operation featuring traditional or heritage style mouldings and bars that are perfect for replacement windows or conservation areas.

What is the difference between spiral balance and cords and weights?

They are a completely different opening mechanisms. The cords and weights option has wider jambs to hold the lead or steel weight, but there is no difference in the warranty we offer.

Do you offer a tilt facility on your sash windows?

At Bereco we don’t offer a tilt facility. This style of window usually comes with unsightly and non-compressing brush seals that can affect weather performance. However, our cords and weights option is available with an easy clean system that allows the bottom sash to open inwards side hung.

Can I have hardwood cills on softwood frames?

Even though we can offer this, both our hardwood and redwood timbers have the same warranty and are engineered from defect-free timber that is preservative-treated and fully factory finished. At Bereco every individual timber element of our windows is treated with preservative using the most technologically advanced coating systems from Teknos, which is why we can offer our 30-year warranty against rot and fungal decay.

Do I have to opt for sash horns?

No you don’t, it’s completely up to you. But if you do want them we have seven different styles to choose from.

How long do timber sash windows last?

Our timber sash windows are built to last, with an up to 60+ year lifespan when properly maintained. This exceptional durability comes from using premium FSC® 100% or 100% PEFC certified sustainable timber, combined with craftsmanship by our skilled team. The quality of the finished job is paramount to us – we use multiple coats of high-quality paint or stain finishes and precision-engineered components to ensure longevity. Unlike uPVC windows which can become brittle over time, timber is a naturally durable material that can be maintained and refinished, making it a sustainable long-term investment that can add to your property value.

Can you match the original style of Victorian sash windows?

Absolutely – we have extensive experience replicating Victorian sash windows with great attention to authentic details. Our heritage range includes deeper bottom rails, decorative sash horns in seven styles, slim frames, and Georgian bars to match original designs. We recreate the exact specifications of Victorian-era windows whilst incorporating modern performance features.

Can I have sash windows in a modern new-build property?

Absolutely – our range of styles includes contemporary designs that suit modern homes perfectly. The clean lines and excellent ventilation work beautifully in contemporary homes, whilst the natural light and slimline profiles suit modern architecture. We can create sash windows with contemporary proportions, minimal glazing bars, and modern finishes. The combination of traditional aesthetics with modern technology and modern performance makes them the perfect choice for homeowners wanting character without compromising efficiency.
