What are timber double hung sash windows?

Timber double hung sash windows are a sophisticated type of sliding sash window where both the upper and lower sashes move vertically within the frame, rather than just the bottom sash as in single hung designs. This double operation provides exceptional versatility – you can open the top sash to let warm air escape, the bottom sash to draw fresh air in, or both simultaneously for maximum ventilation.

The sashes slide smoothly past each other and can be held in any position, giving you precise control over airflow.Available with either traditional cord and weight systems or modern spiral balance mechanisms, timber double hung sash windows suit both heritage restorations and contemporary new-builds alike.

    Sliding Sash Window FAQ's

What's the difference between double hung and single hung sash windows?

In double hung sash windows, both the top and bottom sashes are operable and slide vertically, whilst in single hung windows only the bottom sash moves and the top sash remains fixed. This makes timber double hung sash windows significantly more versatile – you can open either sash independently or both together for maximum ventilation. The ability to open the top sash is particularly valuable as it allows warm air to escape from the upper part of the room whilst drawing cooler fresh air in through the bottom sash.

How do sliding sash windows operate?

Sashes slide vertically within the frame. At Bereco we offer cords and weights sliding sash windows, which is a traditional weight and pulley system. We also offer spiral balances which are a tensioned spring mechanism where a coiled spring is discretely concealed inside an encased coloured tube to match the windows finish.

Do you offer traditional sliding sash windows?

We offer sash windows in traditional cords and weights or a modern spiral balance method of operation featuring traditional or heritage style mouldings and bars that are perfect for replacement windows or conservation areas.

Do you offer a tilt facility on your sash windows?

At Bereco we don’t offer a tilt facility. This style of window usually comes with unsightly and non-compressing brush seals that can affect weather performance. However, our cords and weights option is available with an easy clean system that allows the bottom sash to open inwards side hung.

Can I have hardwood cills on softwood frames?

Even though we can offer this, both our hardwood and redwood timbers have the same warranty and are engineered from defect-free timber that is preservative-treated and fully factory finished. At Bereco every individual timber element of our windows is treated with preservative using the most technologically advanced coating systems from Teknos, which is why we can offer our 30-year warranty against rot and fungal decay.

Can timber double hung windows suit modern homes?

Absolutely. Modern sash windows with clean lines, minimal glazing bars and contemporary colours suit modern homes beautifully. The distinctive style and excellent insulation of traditional timber sash windows work perfectly in new-builds. The combination of traditional aesthetics with modern performance makes them a popular choice for contemporary living space designs.

How long do timber sash windows last?

Our timber sash windows are built to last, with an up to 60+ year lifespan when properly maintained. This exceptional durability comes from using premium FSC® 100% or 100% PEFC certified sustainable timber, combined with craftsmanship by our skilled team. The quality of the finished job is paramount to us – we use multiple coats of high-quality paint or stain finishes and precision-engineered components to ensure longevity. Unlike uPVC windows which can become brittle over time, timber is a naturally durable material that can be maintained and refinished, making it a sustainable long-term investment that can add to your property value.

Can you replace single glazing with double glazing?

Yes. We create replacement sash windows that replicate your original design whilst incorporating double glazing or triple glazing. This dramatically improves thermal efficiency and sound insulation, reducing heating costs and external noise whilst maintaining the traditional look and character of your home. The upgrade delivers significant energy savings and comfort improvements.
