What is SAP?

A Standard Assessment Procedure (SAP) is a methodology brought into practise by the Government to calculate a dwellings energy and environmental performance. The major purpose of the SAP evaluation is to provide accurate and reliable assessments of any dwelling to ensure that all environmental policies and regulations are successfully achieved.

SAP works by measuring the volume of energy any property will consume and also calculates the potential sum of carbon dioxide (CO2) that the dwelling may emit. This gives the home owner and purchaser an excellent understanding of the running costs and environmental impact their property can have. This can only benefit the consumer on a short and long term basis, and in the current climate demonstrating the results of the SAP calculations constitute strong selling and marketing points for all homes.

SAP ratings are a legal requirement that has recently been enforced by the Government through building control to be applied to all new dwellings. The SAP assessment runs along side the Building Regulations and ensures that all new properties follow the compliance of the Approved Document Part L Regulations, the Conservation of Fuel and Power.

To be comparable for all properties, the SAP rating is adjusted to floor area, so it is essentially independent of the dwelling size. SAP takes into account the following range of factors, which contribute to energy consumption:

  • Thermal insulation of the building fabric
  • Efficiency and control of the heating system
  • Ventilation characteristics of the dwelling
  • Solar gain characteristics of the dwelling
  • The fuel used for the space and water heating
